There are important considerations in determining the type of maintenance your driveway may need. Is your asphalt driveway new or older? Does your driveway have minor cracks or major cracks that need to be sealed? What about potholes and missing asphalt? Depending on how you’ve answered these questions, that will determine the extent of repairs and the investment you will need in maintaining your driveway.
For driveways that are newer and have no cracks, a simple single application of sealcoating to protect against the elements is all that is needed. Before the driveway sealing is performed our crew cleans and clears the area of any debris, edges the driveway to trim back the grass and applies a primer to any small oil stains to insure complete and uniform coverage. All areas of the driveway that butt up next to walls and other surfaces are covered with tape to ensure protection from splatter and spills.
Those driveways that are several years old that are starting to show minor cracks and fractures will need to have those filled with a filler to ensure that they will not become worse causing greater damage to your driveway. For these older driveways, we recommend filling the cracks and fractures with a high-quality filler and then applying a coat to cover and seal the filler. A second coat should then be applied to guarantee that the driveway is protected from further damage from the elements.
If your driveway is old and has a significant amount of rock showing and has not been properly sealed and maintained every year than you will need a good 3 coat seal. The first step is to fill all cracks with a high-quality filler, apply a primer coat to all oil stained patches and apply a coat of sealer. Before the second coat is applied a second round of crack filler and primer will be needed to ensure the cracks are completely filled and the oil stains properly covered. Finally, after the second coat dries, we apply a 3rd coat. This process should buy you several more years out of your driveway but you should plan to replace it in the next couple of years.
Below is some frequently asked question that may help you gather all the information you need on how to proceed with your sealcoating needs.

1. Are asphalt driveways high maintenance?
Asphalt pavement does require some maintenance on a yearly basis but is minimal. All pavements actually require some work to maintain. Asphalt is a porous material so it needs to be protected from the likes of salt, gasoline, diesel gas, oil spills, etc.
When the pavement starts to get a minor spider cracks then water will begin to go into those cracks and when winter hits the water will expand and contract to make those cracks larger. That is why it so very important to perform the maintenance on a yearly basis. It is worth mentioning that it is much less expensive to maintain your asphalt driveway on a yearly basis than having to replace it due to lack of maintenance.
2. Are there any advantages to using Asphalt instead of concrete?
Asphalt is a much more cost-effective alternative to concrete. Asphalt will cost you less money to repair and it also is more resiliant to the harsh winters because of it’s ability to expand and contract. Asphalt is also a more sustainable material as it can be recycled many times over and reused. The environment will thank you for using it!
3. How this does my driveway have to be?
That will depend on any code requirements your city or job may have. Generally speaking for a driveway you’re looking at about 3”
4. My Asphalt driveway is very old and in bad shape, can you put new fresh asphalt on top of the existing driveway?
Yes, existing asphalt and concrete surfaces can have what we call an “overlay” put right on top of the existing driveway.
How long should I wait to drive on my driveway after it is sealed? We generally ask that you wait 2-3 days. It will also depend on the weather and how much sunlight your driveway gets.
